HOA
The Lauren Pines Homeowners' Association (HOA) oversees the well being of our community and takes care of all common areas. The HOA is governed by a Board of Directors who operate according to the HOA's bylaws. The board helps ensure that your living experience at Lauren Pines is everything you want it to be.
Social Events
An HOA should be more than just a dull organization that exists to take care of entrance landscaping. At Lauren Pines, we believe an HOA should be active in fostering and encouraging a strong sense of community. After all, the HOA ultimately is made up of members that live in community together and want the best for Lauren Pines! Our HOA is committed to having quarterly events that benefit our residents, beginning with Lauren Pines Day each spring. This past spring Lauren Pines Day hosted festivities for children and adults alike and featured fun giveaways for local area residents who dropped by for a visit. Stacy's Garden Center generously provided free potted flowers to give away to all who attended. With plenty of food and fun for everyone, Lauren Pines Day will become an annual tradition for our subdivision to enjoy for many years to come!
During the summer we also host monthly concerts highlighting area artists. We call our music series "Music in the Pines."
Covenants and Restrictions
The covenants and restrictions for Lauren Pines have been put into place to protect the value and aesthetic appeal of the subdivision over time. A complete set of all covenants and restrictions can be downloaded here.
The following represent only a few of the restrictions applicable to initial home construction:
- Minimum size house of 2,000 sq.ft. for single story house and 2,400 sq.ft. for a two-story.
- All house plans must be approved in advance by the HOA Architectural Control Committee (exterior only).
- 40% brick/stone veneer front accents (full brick/stone front preferred)
- Minimum landscaping requirement
- Side-load garages
- Mail boxes will be standardized and must be approved by Architectural Control Committee before installed.
Fees
Estimated HOA fees for 2009 are $285 per year. There is a one-time Capital Contribution of $250 that all homeowners make upon the purchase of their home. The Capital Contribution is used to support and maintain the infrastructure of our community's common areas, including trails, entrances, and landscaping. (Any surplus from Capital Contributions may also be used to pay against the HOA's loan, incurred to cover the operational budget deficit for 2009.)Contact Info
